Credit score 686..can I qualify for house w/ 3 credit cards in collections for 4 years on my credit

sure. there are programs that suit most situations, as long as your score is over 680. but, keep in mind lenders use the MIDDLE score - you have three scores: trans union, experian, and equifax. if your scores are 595, 639 and 686... lenders will go by the 639 score. so make sure you know all the scores, or contact a mortgage broker (like me!) and get them for free.

With out a doubt.... Don%26#039;t hesitate you will qualify for 100% financing if you want also... When your ready to buy just make sure you tell your agent you want the owner of the house you want to buy to help with closing cost..

The problem with 100% financing is that you are not allowed to have ANY derogatory credit, in other words the collections against you would not allow you to qualify for that program. However with a good beacon score that you have, there are lenders that will take you on. The rate will be higher as you will be considered to be more high risk, but it definitely can be done. And none of the lenders that we deal with her average your credit scores. They use the credit score that we pull from equifax. Hope this helps.
